    If you’ve ever wondered why buying or selling a home doesn’t happen overnight, you’re not alone. From the moment the contract is signed to the day the keys are handed over, the average home sale takes about 43 days to close. But why?

    Let’s break it down.

     

     

    1. Pre-Closing Prep

    Once the ink is dry on the contract, there’s still a lot to do before closing day. For starters, there’s a final walk-through—a chance for the buyer to make sure the property is in the condition agreed upon. Then comes a review of all the important documents (sometimes these can be pre-signed to speed things up).

    If you’re the buyer, this is also the time to arrange your funds transfer to ensure the money is ready for closing day.

    2. The Waiting Game

    Here’s where the clock really starts ticking: buyer financing. This step often takes the longest. Lenders need time to underwrite the loan, verify documentation, and complete an appraisal. Any delays in this part of the process can add days—or even weeks—to the timeline.

    3. Closing Day

    When the big day arrives, everyone involved—buyer, seller, agents, and a closing agent (like an attorney or escrow officer)—comes together to make it official. You’ll sign the final paperwork, transfer funds, and finally… hand over the keys.

    4. Post-Close: It’s Official!

    Once everything is signed and sealed, the change in ownership is registered with the county. And just like that, you’re free to move into your new home!

    Delays often happen when someone misses a call or email. Whether it’s your lender, agent, or title company, stay responsive so nothing falls through the cracks.

    ✔️ Avoid big financial changes.
    If you're the buyer,
    don’t open new credit cards, make big purchases, or switch jobs during closing. Your lender may re-check your financial status before final approval, and any major changes could delay or derail the process.
